(Any SC licensed Home Inspector licensed under SC LLR  shall have the right to inspect dwellings or areas defined as: ) "Dwelling,"  per SC LLR means a single-family house or duplex or a multifamily unit not to exceed sixteen units and not to exceed three stories in height, and which is intended for residential use. A dwelling includes the systems and other components and improvements that are part of a single or multifamily unit at the time of construction.

We charge $175.00 & up (recession discount prices) (to be paid on or before the day of the inspection) for a home up to 1000 sq. ft. or less. You can pay on this website. We will need about a 24 to 48 hour notice to inspect a home and about the same time to make up the report. We do not allow payment at closing any longer. Paying after agreed time is another $50.00 extra with other considerations in a provided release agreement. In this case the funds must be held by a Real Estate Broker. We strictly follow the South Carolina long format of reporting per the state of South Carolina website. (Google: SC LLR ) We send an unofficial report by email and an official report by U.S. Postal service first class mail.

We offer a radon test for $100.00 and lead paint testing for $50.00

We will give one follow-up free visit before closing to assist you in determining that the items needing correcting from our inspection reports are performed per the agreement of buyer/seller/brokers. If corrections not made we take photos at this time to show you; email copies are free. (See limits below:)

The free return visit consist of:  If the distance is less than 15 miles one-way this is free. On the "one free visit" follow up reporting, I will give a phone call to the buyer and their broker along with Emails with no attachments of documents or photos.

Beyond 15 miles one-way the costs are $0.50 per mile and:

Any other paper work or photos will be $25.00 per page of Word type documents and $5.00 per digital photo sent via email only. Printed photos will be $15.00 dollars each in the printed hard copy report. "Free report" mailed first class will be $10.00 extra. Overnight, $20.00 extra. 

IF THE BUYER OR CLIENT NEEDS MY TIME AFTER THIS FREE VISIT, THE ABOVE EXTRA COSTS APPLY PLUS $75.00 PER HOUR. 

  

Payments can be made on-line via PayPal via input directly from you to them. You have several options of how to pay through PayPal such as e-checks, credit cards and similar. Or, you can pay in person to me direct or through your agent on the day the work is performed.  Sorry, no long or short term credit for a one-time inspection either living local or out of town.

COMMERCIAL AND INDUSTRIAL INSPECTIONS:

Commercial Inspections can only be performed by a State of South Carolina licensed  Architect,  Engineer or General Contractor. Tim Williams is a SC licensed General Contractor... You may verify thru the state license board: Google:  SC LLR/LicenseLookUp.

Tim Williams will discuss the costs of these type inspections on an individual need basis of a prospective buyer via phone and /or in person at the physical site. No set price is quoted until a broad written contract and agreement from all the legal parties has been completed as well as the payment plan.  There are many different type tests  and building-use details to consider when purchasing or renting such a facility.

We also welcome the State of South Carolina or the United States Government to request from us this type work. Tim Williams has 20 years performing engineering and construction work for the Navy, EPA, and a few other governmental agencies.

Many inspectors claim to be "certified" such as "NAHI,"  "NIBI," "NABI," "ASHI," OR "NACHI." What does this really mean?
It may mean very little. There are many associations of home inspectors, some of whom do not certify anything beyond membership in that organization (generally obtained simply by paying a fee). There is no meaningful control over these "certified" inspectors' qualifications or expertise. Some real estate brokers require this type thing, but it severely drives up the costs. With no prerequisite qualifications or licenses, virtually anyone can become a home inspector; however SC has certain requirements and a license, still minimal though. Someone with the type experiences, multiple licenses and years of experience that we have, really can give you a meaningful home or business inspection.
